in our case it was not point 2) we never set any variables in the 
build.properties, but point 3) is our case. If the CATALINA_HOME 
environment variable is set, this one is used.

Thanks for investigating - if this is really a hardy, then mention it in 
the help - preferable would be to have solved this, but i also see this 
as not the most urgent issue. At least it has to be written somewhere 
that people can read it up ;-)
